Project Documentation

Project documentation is the backbone of every successful project. We prepare it in two key phases: documentation for project approval (DPZ) and documentation for construction (DPS). In both cases, we work in a BIM environment with thorough coordination among disciplines and documentation management in the CDE. The DPZ translates the project concept into a coordinated solution that navigates the building permit process without unnecessary complications. DPS refines the project to the level of detail required for pricing in the bid and on-site construction. The DPS includes a preliminary bill of quantities for the tender and a control budget for the client. We collaborate with both domestic and international architectural firms—we take over a completed design and manage the project through to the completion of construction.

    The documentation for project approval translates the architectural concept into a comprehensive and coordinated design. We ensure that the review process with the relevant authorities proceeds smoothly and eliminate the risk of negative opinions.

  • DPS: Documentation Prepared for Implementation

    The construction documentation is prepared in sufficient detail to facilitate both the preparation of bids and the actual execution of the project. It includes a preliminary bill of quantities, a control budget, and support in selecting a general contractor, providing design supervision, and assisting with the final inspection process.

  • BIM and CDE as a Standard for Documentation Quality

    All documentation is created in a BIM environment and managed in the CDE using a uniform naming convention, version control, and digital check-ins. The client has access to the current status of the documentation and any open comments at any time.

How does it work

    Design freeze and project specifications

    Before we begin working on the project documentation, there is a phase we call the “design freeze.” This involves a detailed review of the previous phase and the finalization of any missing input parameters. We establish the design work schedule, BIM requirements, and CDE processes for the entire project team.

    Thesis Preparation: Draft and Comments

    We are proceeding according to the agreed-upon schedule: draft drawings → rough draft → incorporation of the client’s comments → final draft. We are continuously coordinating with the various disciplines and ensuring compliance with the requirements of the relevant authorities and the building department.

    Consultation with the relevant authorities regarding the proposal

    We ensure that the review process with the relevant administrative authorities and the building authority proceeds smoothly. We actively consult with the case officers and prevent situations in which the authority might request additional documentation or issue a negative opinion.

    PCB Design and Bill of Materials

    Once we have obtained the permit, we will prepare the PCB design with a focus on detailed coordination, cost estimation, and feasibility. The deliverables include a preliminary bill of quantities for the general contractor’s bid and a control budget for the client.

    RFP for a General Contractor

    We assist the client in selecting a general contractor: we answer bidders’ technical questions, evaluate bids from a technical perspective, and help establish the contractual framework for the project’s implementation.

    Handover of Documentation and Preparation for Construction

    We are submitting the final documentation in accordance with CDE requirements—versioned, annotated, and approved by all parties. The project team is ready to move seamlessly into the implementation phase without unnecessary delays.

      BIM & CDE Manager

    • BIM and CDE Manager specializing in the implementation of BIM methodology and digital project data management. He has experience with implementing BIM processes, managing the Common Data Environment (CDE), and establishing standards in accordance with ISO 19650. He was in charge of digital project management for the Nové Chabry and Terra Barrandov projects; he also prepared BIM specifications and coordinated models for the Vydrovka Office Center and TGM projects for Swietelsky Real Estate. He holds international certification from the buildingSMART Foundation and works with tools such as Revit, Navisworks, Dalux, and ACC.

      Autorizovaný inženýr a HIP

    • A licensed engineer and HIP in the field of building construction with more than 20 years of experience in design and project management. He specializes in comprehensive design preparation for residential and mixed-use buildings, logistics centers—including external infrastructure—and the coordination of disciplines at all stages of documentation. As a HIP, he has participated in projects such as the SBH Living Štěrboholy apartment complex, Logport Prague West, and the Vamont apartment complex near Máchovo Jezero. He holds authorization from ČKAIT and SKSI (Slovakia) for building construction.

    • Michal Drda
      Autorizovaný inženýr a HIP

    • A licensed engineer and HIP in the field of building construction with more than 15 years of experience in design and project management. He specializes in comprehensive project planning for residential and mixed-use buildings, including the coordination of disciplines at all stages of documentation. As a HIP, he has contributed to projects such as Rohan City, the Emil Kolben Quarter, and the Krčská Zahrada Residence. He holds ČKAIT certification for building construction and energy auditing and is an energy expert licensed by the Ministry of Industry and Trade (MPO).

    • Zdeněk Vondřička
      Head of Engineering

    • He works at Perspektiv as Head of Engineering and leads the entire design team. In practice, he bridges the gap between design and execution—from coordinating trades and ensuring technical quality, through the preparation of construction drawings, to providing design supervision and supporting both the team and the client during construction completion and final inspection. He draws on 20 years of experience in the field, including experience managing large-scale projects such as the Modřany Sugar Refinery, the Michelské Bakery, and Prague Marina NOVA, and places an emphasis on the clarity of the final deliverables.
