Project Documentation and Coordination

Construction drawings (DPS) translate the interior design into a format that allows the project to be accurately costed, put out to bid, and executed without ambiguity. They define all necessary information, technical solutions, details, material specifications, and requirements for individual contractors.

This phase involves coordinating all the specialized disciplines of the project, including structural design, building services, electrical systems, lighting, security systems, and other related disciplines. Through thorough coordination, we eliminate conflicts, minimize the risk of changes during construction, and ensure that all parts of the project function as a single, integrated whole.

Well-prepared documentation is the foundation of a successful project. It provides the investor with certainty regarding the scope of the project, the budget, and the final quality, and enables contractors to implement the design exactly as intended by the architect.

    Using a technical questionnaire, we work with the client to specify requirements for acoustics, lighting, AV, electrical, and other technical systems. We establish a clear framework for the project’s technical solution.

  • Architectural and Structural Design (ASD)

    We develop architectural and structural interior designs to the level of construction drawings required for implementation. We address structural connections, detailed design of elements, and their feasibility within the context of the entire project.

  • Coordination of Professions

    We coordinate the various disciplines and their corresponding design phases. We ensure technical consistency and eliminate conflicts within the project. Our goal is to bring the design to life without compromise.

    We ensure that construction complies with the project documentation. We monitor the quality of workmanship and address any deviations that arise during construction.

    • Marek Hinke
      Head of Interior

    • Marek Hinke leads the Interior team at Perspektiv and is responsible for its professional and conceptual direction. He brings his experience in designing commercial, residential, and retail interiors to the projects. His approach is rooted in the client’s identity and values, which he translates into functional and timeless spaces with an emphasis on materials, detail, and well-thought-out technological solutions. Flexibility, sustainability, and the meaningful use of existing structures are also key priorities for him.

      After studying architecture at the Faculty of Civil Engineering at the Czech Technical University in Prague, he worked in Germany at the firms magma architecture and Heinle Wischer und Partner. There, he contributed to projects on an international scale—ranging from office buildings in the United Arab Emirates to university campus buildings. After returning to the Czech Republic, he worked at local architectural firms, and in 2019 he founded his own studio, Hinke & Novák architekti, which focuses primarily on interior design. At Perspektiv, in addition to leading his own projects, he oversees the team, develops its expertise, and expands the portfolio of interior typologies.
