Implementation, Tender Management, Designer Supervision, and Handover

Design supervision ensures that the design is brought to life exactly in accordance with the established objectives, budget, and expected quality. We represent the investor during construction and oversee the project to ensure that all aspects are carried out in accordance with the project documentation and the original design intent.

As part of the bidding process, we assist with reaching out to contractors, evaluating bids, and comparing them objectively so that the investor can make an informed decision. During implementation, we coordinate communication among the various project participants, resolve any issues that arise, and provide design supervision to ensure the quality of the work.

The result is a smoother implementation process, a lower risk of costly changes, and the assurance that the finished space will match the design not only on paper but also in reality.

    We prepare tender documents, reach out to contractors, and evaluate bids based on content, price, and quality. We ensure that bids are comparable and assist the investor in selecting the implementation team.

  • Coordination of Implementation

    We coordinate the implementation process among the investor, contractors, and the project team. We address the coordination between the various trades, operational changes, and technical issues directly on-site to ensure the project remains in line with the design.

  • Author Supervision

    We ensure that the construction work complies with the project documentation and interior design. We inspect the quality of workmanship, material choices, and details, and actively address any deviations that arise during construction.

    We are preparing documentation for a competitive bidding process for standard and custom furniture, including specifications, schedules, and requirements for suppliers.

    We compare bids in terms of price, scope, quality, and compliance with the interior design study and project documentation.

    Coordination of Implementation

    We coordinate communication between the investor, contractors, and designers during both the planning and construction phases.

    Author Supervision

    We ensure that construction proceeds in accordance with the design and project documentation. We address any deviations that arise during construction.

    Workmanship Quality Control

    We inspect the final finish of details and materials, focusing on compliance with the design and the quality of workmanship.

    Post-Occupancy Evaluation (POE)

    After the space is put into operation, we evaluate its performance and respond to users’ feedback. We identify any necessary adjustments and optimizations to further improve the functionality and comfort of the environment.
