About project
The designed complex of university dormitories in Olomouc is connected into one area thanks to a functional parterre and a number of permeable community spaces and courtyards. The urban courtyard thus closely communicates with the calm courtyard and connects them together. Thanks to this, the overall integrity and belonging to the city ringstrasse is ensured. A pleasant environment and time spent outside the buildings is a priority and principle for us, how to move the quality of student accommodation to the next level.
Olomouc is known for its parks, squares and green belts that create the character of the city. Student dormitories connect to this green network and become part of the urban ecosystem. Gardens, roof terraces and greenery around the building will not only add aesthetic value, but also offer places for relaxation and meeting, which is key for life in a modern city.
The architectural design reflects the local character and uses traditional elements that will ensure that the new building becomes an integral part of the urban fabric.

URBAN PLANNING
Olomouc, a city with a rich historical heritage and cultural significance, places special demands on new urban interventions. When placing student dormitories in its space, their impact on pedestrian accessibility, greenery and human scale was considered. The aim was to create a harmonious and functional symbiosis between modernity and history, respecting the character of the city.

Gardens, roof terraces and greenery around the building will not only add aesthetic value, but also offer places for relaxation and meeting, which is key for life in a modern city.
The integration of the Student Dormitory into the urban fabric of Olomouc required careful planning and consideration of key urban elements. With pedestrian accessibility, integrated greenery and respect for the human scale, this building creates a harmonious synergy between history and future. Olomouc retains its unique charm while opening the door to new possibilities for modern city life.
INTEGRATION INTO THE CITY STRUCTURE
We are creating a structure of materials for student dormitories that reflect the urban system typical of the center of Olomouc and the adjacent development around the green belt. In the direction from the road, the material is uniform and speaks confidently to the street and the surrounding development, deeper into the park areas, the materials crumble, thus ensuring greater openness and fluidity in the development location.
CITY BLOCK FACADE CONCEPT
The facade combines modern aesthetics with practical functionality, creating an individual character of the building. The clear logical grid of the facade gives the building visual unity and allows for the emphasis of various elements. The repeatability of the pattern not only ensures a consistent appearance, but also facilitates the installation and maintenance of the facade. The brick cladding is resistant to weathering, UV radiation, fire and mechanical damage, which reduces maintenance costs and ensures a long service life. This environmentally friendly material combines modern design with functionality and traditional architecture, offering an innovative choice for sustainable architecture.
INTERIOR
The interior of the university halls of residence in Olomouc reflects the unique character of the city, where rich history is intertwined with vibrant student energy. The design combines urban dynamism with a sense of calm and security – from the raw materials in the common areas evoking public space to the soft shapes and natural motifs that evoke a garden atmosphere. The community spaces develop the idea of an open courtyard, while the lobby functions as a natural extension of the street – a lively and multifunctional space with a café, coworking space and honesty market that becomes the centre of the daily life of the dormitory.
The inspiration came from the diverse layers of the city – the traditional colours and brick elements recall history, while street art and art by local artists bring the contemporary cultural scene into the space. The abundance of greenery and plants then provides a visual and psychological comfort, connecting student life with nature. The result is a community environment that encourages not only study, but also gathering, relaxation and inspiration.
