We design office buildings that combine high user comfort, energy efficiency and sensitive integration into the urban environment. We work with flexible layouts, healthy indoor environments and technologies that support sustainability and long-term operational efficiency. For us, office architecture is not just about square footage, but about creating an environment that promotes focus, collaboration and representation.
We start each project with a careful analysis of the site – from the urban context to the traffic connections to the character of the surrounding buildings. This enables us to create a solution that not only meets technical and operational requirements, but also becomes a natural part of the city. In our opinion, an office building should not look like a closed fortress; on the contrary, it should open its ground floor to the public and actively enliven the surrounding space.
Comfort and flexibility for users
We design the office space to be as flexible as possible. The layout must allow for different forms of arrangement – from open plan open plan offices to quiet self-contained rooms. We always pay attention to ergonomics, sufficient natural light, good acoustics and efficient ventilation. We see a healthy indoor environment as a key factor for productivity and employee satisfaction.
We integrate the technological equipment in such a way that it does not interfere with the architecture of the office building and at the same time increases operational efficiency. Intelligent building management systems, temperature control or rainwater harvesting are now commonplace in our designs.
Sustainability and long-term value
For us, sustainability is more than just meeting certification requirements. We see it as a strategy for the entire lifecycle of an office building – from material selection to construction practices to operational solutions. We use high-quality, durable materials, minimize heat loss and work with natural light to reduce energy consumption.
We put emphasis on multifunctionality – the office building should also offer services and facilities for the general public, thus contributing to the all-day liveliness of the location. We often dedicate the ground floor to shops, cafes or other establishments that expand the possibilities of using the space.
Architecture that communicates with the city
We see architecture as a mediator between private and public space. In the parterre, we often work with passages, squares or semi-public courtyards that connect the different parts of the city and support the natural movement of people. At the same time, we look for a visual solution for the facades that adds character to the building while respecting the scale and aesthetics of the surroundings.
Practical example – BOKA Pankrác
The BOKA Pankrác project shows how an office building can be sensitively integrated into the urban fabric. The new compact longitudinal mass will replace the two original buildings and its ground floor will create a pedestrian passage between Na Pankráci Street and the quiet inner block. This passage naturally connects to the new tram stop Kotorská and preserves the existing pedestrian connection to the apartment buildings. Our studio built on the already completed material solution and designed a spaced facade that adds character to the building. In total, it will offer 14,700 m² of floor space, including 11,000 m² for offices and 3,700 m² for retail and services, including a supermarket.

We believe that quality office buildings are more than just workplaces. They are spaces that inspire, foster collaboration and bring added value to the city. Our goal is for every office building we design to be functional, aesthetically valuable and sustainable in the long term – and for people to want to spend time there.
