Developer Linkcity will build a residential building made of CLT panels in Pardubice
The project for the revitalization of the Pardubice brownfield called Nová Tesla also includes the construction of a three-storey residential building designed by Prodesi/Domesi. Implementation could begin as early as this year.
The Nová Tesla residential complex is being prepared on the southeastern outskirts of Pardubice, replacing the eponymous factory from the 1920s. of the last century. The project will provide housing for up to 750 residents in terraced family houses and apartment buildings. One of them will also be a three-storey wooden building, which will thus join the ranks of the first apartment buildings made of wood in the Czech Republic – among other projects we can mention the completed Prague project Timber Prague by the developer UBM, the already built apartment building Akcíz in Prague by the studio triarchitekti or the Ostrava Rezidence Hrázka – see projects in our map of wooden buildings.
The intention of the investor Linkcity Czech Republic to build an apartment building made of wood is related to the sustainable policy of its parent company, the French construction company BOUYGUES, which recently committed to building one third of its projects in wood by 2030. The developer turned to Prodesi/Domesi studio, which has extensive experience in the construction of wooden buildings.
“The uniqueness of the whole technical solution is mainly in the close connection between statics and fire, the use of calculation methods based on valid Eurocodes instead of manufacturers’ certificates, or the involvement of the Fire Brigade’s prevention officer in the whole process and discussion. The result of this approach was a reduction in the cost of the main load-bearing timber structure,” the architects explain.
The residential wooden building takes the form of a three-storey block with a flat roof, which is made up of modules 5.4 and 5.6 metres wide. The architects decided to use CLT panels as the structural system. The wooden building will offer a total of 11 flats with layouts from 1+kk to 3+kk. The ground floor, except for three flats, belongs to the common communication and technical areas, and on each floor there are 4 residential units with their own loggias. “The recessed balconies also form an interesting visual element of the facade of the house – the railings are always at the same height as the windows. The loggias were thus created with full, 70 cm high walls, which ensure privacy inside and do not disturb the view outside. The façade of the house is a play of materials – it alternates between rough and fine plaster, wood and tahok metal used for the railings,” add the authors of the design. The project has already been issued a building permit and construction of the wooden residential building could begin this year.
